Area to be developed: 10 ha

The area covered by the master plan is located in the centre of the village in a close proximity of the village square and town hall. The area consists of a former chateau farmyard with adjacent orchards, which were later built-up with agricultural and industrial buildings. The area's boundaries are defined by the streets 5. května, Ke Zvoli and Průmyslová and on its western edge by the chateau park. We have proposed the main regulation principles based on the commission that called for an extensive ELI research facility, while emphasizing the options for future expansion of the research campus, as well as its flexibility. We have divided the area into two parts separated by a belt of greenery. The broader chateau-side area contains the ELI and HiLase facilities and possibly other plants. On the southern and northern edges, It is defined by an open construction line. The eastern boundary is formed by the chateau park. The area provides large enough space for large halls and other auxiliary research buildings. The narrower part along the Ke Zvoli Street provides space for smaller buildings (compared to the relatively monumental dimensions of the halls), which will complement the research campus while clearly determining the public space of the street and creating a transition between the single family-houses neighbourhood and the large scale halls. We propose to use the ground-floors of these “boundary” buildings in a way that will benefit the village, while invigorating the urban street appearance: i.e. for services and stores that will serve not only the large numbers of the new research campus employees, but also the inhabitants of Dolní Břežňany and surrounding villages.
